Hey there! 🙂 You can have Creative Mode turned off for the server, but then still have it available to turn on by you, to use yourself only, by going into F1 and typing the "cm" command, as long as you have assigned yourself server permissions beforehand. You can then also assign individuals in your server access to the Creative Mode, by also manually assigning server permissions for them. You just need to assign permissions for yourself or anyone else you wish to add in the serveradmin.xml file. I just don't think you can limit what item/block categories can and can't be accessed from within the Creative Menu, so it would be an all or nothing situation.

Too many zombies in walls and ceilings

It can get a bit... unnatural. You just end up going into a POI and smashing all the closet doors and vents to see where the zeds are. I get the theory behind it... a survivor was fighting off a zombie and managed to push them into the closet. But every closet, in every room is a bit much. I much prefer the idea of just opening a door to a room and the zombies being drawn to the noise/light from the door, instantly spawning in the room and starting to head towards you. -

There are server-manager utilities out there, such as https://www.csmm.app/ It adds a lot of abilities such as banning certain IP's, country banning, player tracking, inventory tracking, location tracking, global ban list (auto bans previously reported players from other servers when they try to access yours). -

I really wanted one - but after spending far too much time attempting to make one with vanilla blocks, (I was going for one of the cameras based on a rail that moves to get the pan/zoom shots), I erm... just decided that they got stolen at the start of the apocalypse instead 😅🤣 My attempts just looked overly big and clunky 😥 Even tried it with a spotlight and CCTV camera, but... didn't work out either. I might give it another attempt another time if I can work out the right collection of blocks.

If you then revisit the same area a second time, does it then load quicker/instantly? Happens to me when starting a new random gen world, or after Chunks have been Reset with the new Chunk Reset setting. Maybe to do with some Cache or Render feature that only activates the first time you visit a place, then if you go back again it's already in the memory so loads instantly.

For A21, when you get into distance of a trader, their waypoint is now automatically added to your map/waypoints. Is this what you mean? "Traders will automatically add custom waypoints to the map. NPCInfo modified to include a localizationID field that is used to fetch the localized name of the trader to label their waypoint (configured via npc.xml)"

What is the point of concrete when we have steel blocks now?

Some of it has to do with RNG, some with how you perk, some of it has to do with your playstyle, and some of has to do with if you're playing solo or as a group. Everyone's experience will differ. I'm on day 115, solo playing and still on Concrete. I don't see it as limiting or me being behind, as concrete durability wise is standing up perfectly fine for the current BM's and my game stage. I only just unlocked the Crucible a day or two ago. -
Using a decent host, with auto restart set to once or twice a day pretty much fixes this. Don't go for one of those cheap $11.99 / month game sever hosts to run a 10k map, they're just not sufficient.

Our goal is to add new community/fan-made POI's into our world on a regular basis (hand-placed into the existing world and game save) for maximum originality, and to ensure that there's always new places to quest, visit, fight through and loot on our map. The great thing about these extra POI's being added is that they are naturally added into the existing map, and there's no reset required - letting our players continue on with their current characters and bases as normal. Tomorrow will be a real life week since our new A21 server and world launch, so it's still a great time get in early and join in the fun!
